The Planning and Zoning Office has the primary responsibility for managing land use in the Town. The office handles applications for zoning compliance (building permits); zone changes; waivers; land subdivision; costal site plan reviews; erosion and sedimentation control, and special case approvals. The office is involved in long-range planning and also handles liquor permit applications and motor vehicle locations.
THE ZONING COMMISSION HAS RECENTLY ADOPTED NEW FENCE REGULATIONS (April 2011) . A permit is now required for new fences. To make sure you are in compliance, please click here for a copyof the regulation.
Reminder! A building permit is required for the following types of improvements: decks, additions, interior alterations, pools, sheds, garages/carports, roofs & re-roofs.

PUBLIC NOTICE REGISTRY -- As provided by State Statute, owners of property and nonprofit organizations in Stratford and electors of the Town may be placed on a Public Notice Registry to receive notices of public hearings for applications initiated by the Stratford Planning Commission or the Stratford Zoning Commission. Zoning Regulations
(The Town's Zoning Regulations create residential, commercial and industrial districts throughout the town and establish standards for each land use within those districts.)

(The Town's Regulations for land subdivisions of three (3) or more lots or resubdivisions of any size.)
Plan of Conservation and Development 2003
(The Plan of Conservation and Development was adopted by the Planning Commission in December 2003. This Plan includes the Town's recommendations for future development and areas for protection as well. Major areas of concentration: waterfront development, economic revitalization, affordable housing, open space protection, and the preservation of community character.Partial funding provided by the CT DEP. 149 pages and Appendices)
Waterfront Vision (Greenway) Plan
(The Waterfront Vision Plan was developed as a follow-up to the Plan of Conservation and Development Update 2003. The Plan makes recommendations for a greenway along the waterfront. Funding provided by the CT DEP. 36 pages.)

Stratford Pathways Study & Plan
(A town wide plan recommending a system of bikeways and walkways throughout the community. Prepared by the Greater Bridgeport Regional Planning Agency, 2007, revised to July 2008, 81 pages).

(This study assesses the potential for expansion of commercial areas near Main Street and Ryder's Lane. Prepared by the Stratford Planning Department.)
